In-house Guidelines and House rules  

Dream Host in-house guidelines include, but are not limited to, the criteria listed below. These apply to all Host Partner Provider properties, and any violation could result in the termination of your rental agreement and/or additional charges.

HOST PARTNER TERMS AND CONDITIONS: Please adhere to the site rules of the Serviced Accommodation booked. This includes, but is not limited to, policies on smoking, vaping, illegal narcotics, noise, food, and drink brought in from outside, and socially acceptable behaviour in public places. This will vary between different types of the Serviced Accommodation. If you are unsure of these rules it is your responsibility to request a copy.

You agree to compensate Dream Host UK against all and any loss, damages, and costs sustained by us arising out of any breach by you (or any person or persons on whose behalf you make a reservation; or who otherwise use the apartment) of any of the Host Partner's terms or general policies.

CLEANLINESS: The Serviced Accommodation must be maintained in a clean and tidy condition throughout your stay. Reckless or disrespectful use of the property and its facilities will not be tolerated. Failure to adhere to these rules may result in additional charges and, in some cases, you may be asked to vacate the property immediately. We kindly ask all guests to respect the property to ensure a pleasant experience for everyone.

SMOKING: Please note that there is a strict no smoking policy for all properties.

DAMAGES: Should damage to, or misuse of, the property occur during the course of your stay, you are responsible for all charges, whether you or your Travellers are at fault. Dream Host can assist in mediating a resolution with the Host Partner Provider when required.

HOST PARTNER PROVIDER'S PROPERTY: Please do not remove any items provided by the Host Partner Provider in the Serviced Accommodation, for example but not limited to bedding, towels, linens and kitchen equipment. You agree to pay the Host Partner Provider for the costs of replacing such items if any such items have been removed or are missing at the end of the Booking Period;

SECURITY AND EXTRA GUESTS: To ensure the security and integrity of the Serviced Accommodation, residents are requested to limit access to individuals known to them only. This applies both within the building and on the surrounding community grounds. Additionally, it is essential to adhere to the maximum occupancy limit specified for your booked Serviced Accommodation. Finally, do not sub-let the Serviced Accommodation, nor allow any other form of accommodation sharing. Sub-letting is not permitted under any circumstances by law. Failure to comply with this policy may result in additional charges or the need to vacate the property. We appreciate your cooperation in maintaining a safe and secure environment for all guests.

RESPECT THE NEIGHBOURS: The Serviced Accommodation will be in residential areas, please respect the Host Partner Provider's neighbours by keeping noise levels to a minimum particularly during quiet times identified to you by the Host Partner Provider in their terms and conditions. Please also note that all properties have a strict no party policy.

PETS: Pets are not allowed in the Serviced Accommodation unless previously agreed in writing and in compliance with the Host Partner Provider's pet policy. If pets are brought in without permission you may incur charges.

CHECK-OUT DATE: You may be held financially responsible if you do not check out of the Serviced Accommodation on the agreed check-out date. You will receive these dates in advance.

OBSTRUCTIONS AND EMERGENCY EXITS: No personal items should be left within communal areas. All emergency exits must be free of obstruction.

ENTRY DEVICES: Access devices such as keys, cards, and fobs shall not be duplicated. Loss of a device could result in a replacement charge. Any entrance codes shall be kept confidential.

REFUSE: Please use the correct bins for your rubbish. The area is to remain tidy, and any rubbish bags or cardboard boxes discarded appropriately.

CAR PARKING: If applicable, you must park in your designated car parking space. All charges must be paid in advance. You are responsible for ensuring your car is parked correctly to avoid charges. Cars will always be left at your own risk.

COMMON AREAS, OUTDOOR SPACE & FACILITIES: If applicable to your Serviced Accommodation, every effort should be made to keep these areas clean and tidy. All applicable rules must be followed in areas such as pools, gyms, restaurants, patios, business centres, and laundry rooms.

ACCESS BY HOST PARTNER PROVIDER: Please allow the Host Partner Provider and any workmen access to the Serviced Accommodation on reasonable notice to you during the Booking Period (unless in an emergency or if a problem needs urgent investigation or resolution, in which case you agree that the Host Partner Provider and/or its representatives may enter the Serviced Accommodation at any time without prior notice).

OUT OF OFFICE EMERGENCY CONTACT: An emergency contact number will be provided on your Booking confirmation and Arrival (check-in) instructions. Our Host Partner Providers are responsible for ensuring that safety information regarding emergency procedures is left in your Serviced Accommodation.

GENERAL CONDUCT: You agree to communicate and conduct yourself at all times in a lawful, courteous, and reasonable manner. You agree not to engage in any abusive behaviour, either verbal or physical, or any form of intimidation or aggression. Any acts of abusive or offensive behaviour, whether verbal or physical, shall be a material breach of this lease and will entitle us to exercise all our rights and remedies for default. This applies when interacting with Dream Host, our employees, agents, independent contractors, and vendors; other residents, occupants, guests, or invitees; or any other person in the community.

IMPROPER USE OF SAFETY DEVICES: Safety devices such as fire alarms should not be tampered with and could result in a damage fee.

GOVERNMENT LAWS AND ORDERS: You will obey and comply with all present and future local laws, rules, and regulations which affect the building or the apartment. Please note that Host Partner Providers will have additional property-specific policies where applicable. These rules and regulations can be changed, added to, or amended as appropriate, and form a supplemental agreement to your rental agreement.
